1. These terms
These terms apply when you visit SeekMe, create an account, post, renew or amend a listing, buy a paid listing, subscription, top-up or promotional feature, contact another user, submit a ticket or otherwise use the marketplace. If you do not agree with these terms, you should not use the service.
1.1 Who we are and what SeekMe does
SeekMe is an online classifieds platform for properties, market listings, vehicles, jobs and related services. Unless stated otherwise, listings are created by users. We provide the platform but we are not normally a party to transactions, employment discussions, viewings, payments between users or contracts made outside SeekMe.
1.2 Business partners and B2B contracts
Commercial relationships between SeekMe and business partners, agencies, advertisers, suppliers or other companies may be governed by a separate written agreement, order form, insertion order, subscription agreement or other B2B contract. Where such an agreement applies, that agreement governs the specific business relationship, services, fees, responsibilities, data arrangements, service levels, renewal terms, termination terms and refund or credit rules agreed between the parties. If there is a conflict between these general website terms and a signed B2B agreement, the B2B agreement will take priority for that specific business relationship.
1.3 UK laws and regulatory requirements
SeekMe operates in a regulatory environment that may include UK consumer protection, online safety, advertising, data protection, product safety, distance selling, company information, tax, employment, equality, intellectual property, fraud prevention, anti-money laundering and sector-specific rules. These rules may affect how listings are displayed, moderated, ranked, promoted, priced, verified, removed or reported, and how support tickets, refunds, user data, business accounts and marketplace communications are handled.
1.4 Regulatory changes and compliance steps
We may update these terms, policies, listing rules, prohibited categories, moderation processes, verification requirements, pricing disclosures, refund processes, complaint handling, fraud checks, safety systems, privacy notices or ticket procedures where we believe this is needed to comply with UK law, regulator guidance, court orders, law enforcement requests, industry standards or marketplace risk. This may include requirements connected with the Online Safety Act, UK GDPR and Data Protection Act, CMA consumer protection rules, ASA/CAP advertising standards, online marketplace product safety rules, Companies House transparency requirements and rules for specific sectors such as property, jobs, vehicles, financial services or regulated goods.
2. Accounts and advertisers
You must provide accurate account information and keep it up to date. You are responsible for activity on your account, the content you submit, the accuracy of your listings, the security of your login details and telling us if you believe your account has been used without permission.
2.1 Advertiser responsibility
If you post, renew, amend or pay for an advert, you are the advertiser for that advert. You are responsible for correctly completing all required fields, submitting accurate content in the correct format, checking any AI-assisted or automatically generated text before publication, keeping the advert current and ensuring that you have all rights, permissions, licences and authority needed to advertise the item, property, role, vehicle, service or business.
2.2 Advertiser promises
You confirm that all text, prices, photos, logos, documents, links, contact details, business details and other materials you provide are complete, accurate, lawful, decent, honest, truthful, non-defamatory, non-infringing and not misleading. You also confirm that publishing and using those materials on SeekMe will not breach any contract, infringe third-party rights, break advertising rules, create liability for SeekMe or harm SeekMe's reputation.
2.3 Private and business advertisers
You must not present yourself as a private advertiser if you are acting in the course of a business, as an agent, recruiter, dealer, trader, landlord, supplier or other commercial advertiser. We may require you to correct your status, provide business details, move to a business account, enter a B2B agreement, pay the applicable business charges or remove the advert.
3. When a contract is formed
For free services, a contract for use of the relevant free service is formed when we allow you to access the service, create an account, submit an advert or use the relevant feature. For paid services, a contract for the paid service is formed when we accept your order, confirm the service, publish or activate the paid advert or feature, or receive payment, whichever happens first. Submitting an advert or order does not guarantee acceptance, publication, visibility, ranking, enquiries, sales, hires or any specific result.
3.1 Paid services
Paid services may include paid adverts, subscriptions, top-ups, promotional placements, business packages or other chargeable features. Prices, durations, taxes where applicable, renewal rules and available payment methods are shown before purchase or agreed in a separate B2B contract. Paid promotion can improve visibility but does not guarantee enquiries, sales, hires, rankings, views or any specific result.
3.2 Charges, packages and changes
You must pay all charges for paid services in accordance with the checkout, invoice, order confirmation, subscription terms or B2B agreement that applies. If you request changes after an order has been accepted, those changes are at our discretion and may be subject to additional charges. We may change prices, packages, free allowances, promotional products or business rules from time to time, but changes will not usually affect a paid service already accepted unless the terms of that service, the checkout or a B2B agreement says otherwise.
3.3 Free services
Some features may be free. Free services are provided without a paid service fee and may be changed, limited, suspended, withdrawn or refused at our discretion. Unless the law requires otherwise, our financial liability for a free service is limited to zero.
4. Listings and content
Listings must be accurate, current and placed in the correct category. You must have the right to advertise the item, property, job or service. Content must not be misleading, copied without permission, unlawful, unsafe, discriminatory, offensive, fraudulent, spammy or designed to avoid applicable fees.
4.1 Prohibited use
You must not misuse the service, scrape or harvest data, interfere with security, upload malware, impersonate another person, send abusive messages, use automated posting tools without permission, or use SeekMe for scams, illegal goods, unlawful employment practices or other harmful activity.
4.2 Restricted and prohibited categories
You must not advertise illegal goods or services, stolen goods, counterfeit items, unsafe products, weapons, controlled substances, unlawful financial schemes, discriminatory job offers, misleading property offers, adult or escort services, malware, fake documents, regulated items without required permissions or anything that creates legal, safety or reputational risk for users or SeekMe. This list is not exhaustive. We may expand, change or apply restricted categories at any time as risks, laws or marketplace rules develop, and we may refuse, remove, limit or require extra checks for additional items, services, listings or account activity in individual cases at our discretion.
4.3 Property listings
Property listings may be subject to additional checks. We may ask for evidence that the advertiser has the right or authority to advertise the property, that the advertiser's private, landlord, agent or business status is accurate, and that property details, location, price, rent, deposits, fees, availability, energy or safety information and other material information are not misleading. We may restrict or remove listings that appear to involve fake properties, deposit scams, misleading fees, unauthorised advertising or unsafe or unlawful offers.
4.4 Job listings
Job listings must be genuine, lawful, non-discriminatory and posted by, or with authority from, the employer, recruiter or business offering the role. We may restrict or remove listings that appear to involve fake recruitment, misleading pay, unlawful work, requests for improper fees from applicants, discriminatory wording, unsafe working conditions, false employer details or other recruitment abuse. We may ask for evidence that the role, employer, recruiter or hiring authority is legitimate.
4.5 Vehicle listings
Vehicle listings must be accurate and must not mislead users about ownership, trader or private seller status, mileage, MOT, finance status, accident history, write-off status, condition, safety, price or vehicle identity. We may ask for evidence of ownership, vehicle documents, MOT or mileage information, finance status or other details where this is relevant to user safety, fraud prevention or legal compliance. Users should not publicly upload sensitive vehicle document reference numbers or information that could be misused.
5. Review, refusal and removal of adverts
We may review, edit, reject, refuse to publish, pause, remove, downgrade or delete listings, content, enquiries, paid features and accounts where we believe there is a breach of these terms, a legal or safety risk, a payment problem, a fraud concern, a regulatory issue, a rights issue, a user report or harm to users or the marketplace. We may also suspend access while we investigate.
5.1 Errors, omissions and advertiser materials
We are not responsible for an advert failing to appear correctly, being delayed, being rejected or being removed where this is caused by incomplete, inaccurate, unlawful, late, wrongly formatted or unsuitable materials supplied by the advertiser. If an error, omission or technical issue is caused by SeekMe and materially affects a paid service, we may, at our discretion, correct the advert, extend the service, provide credit or consider a refund through the ticket process.
5.2 Manual checks and AI-assisted scoring
SeekMe may carry out checks manually, especially where a listing, enquiry, account, payment, ticket or user report creates a reasonable concern. We may also use software or AI-assisted scoring for these checks, particularly in property, jobs and vehicles. These tools are intended to support safety, fraud prevention, compliance and marketplace quality. They are not intended to harass users, unfairly block legitimate activity or treat a flag as proof of wrongdoing.
5.3 Verification and evidence requests
We may ask for additional verification or evidence before approving, restoring or continuing an advert, enquiry, account or paid feature. Depending on the case, this may include proof of identity, company information, proof of ownership, property authority, vehicle documents, job legitimacy, invoice or payment references, screenshots, source documents or confirmation that information has been corrected. These requests will normally be handled through a support ticket.
5.4 Suspension, removal and appeals
If we suspend an account, remove a listing, limit messaging, block a paid feature or require extra checks, we may explain the reason where it is possible and safe to do so. In some cases we may limit detail to protect users, prevent fraud, preserve evidence or comply with legal duties. If you believe action was taken in error, you can respond through the related support ticket or open a new ticket with evidence and a clear explanation.
6. Fraud, AML and financial risk
SeekMe is not a bank or financial institution, but we may take steps to reduce fraud, scams, money laundering risk, fake investment offers, deposit fraud, suspicious payment behaviour, stolen goods, false documents, account takeover or other financial crime risk. This may include pausing a listing, limiting messaging, suspending an account, requesting verification, preserving records, refusing paid promotion, cancelling a transaction with SeekMe or reporting concerns where required or permitted by law.
6.1 Law enforcement, courts and regulators
Where required or permitted by law, court order, regulator request, law enforcement request or serious safety concern, we may preserve, review or disclose relevant information about accounts, listings, messages, tickets, payments, devices, log data or other marketplace activity. We may not be able to notify the affected user in advance, or at all, if doing so would breach the law, compromise an investigation, increase fraud or safety risk, reveal another user's information or interfere with enforcement action.
7. Refunds and billing issues
Paid services are generally non-refundable once the service has started, except where required by law or where SeekMe confirms otherwise. If a listing or account is removed, paused or restricted because of a breach of these terms, fraud risk, misleading content, prohibited content or failure to complete required checks, a refund will not normally be provided. Where a refund may be available, we will tell you through the support ticket what information is needed, how the decision will be made, when we expect to decide and how any approved refund will be processed.
8. Disputes between users
If a dispute arises between users, you should first keep records of the listing, messages, payment references, viewing details and any agreement made outside the platform. SeekMe is not normally responsible for resolving user-to-user disputes, but we may review reports where there is a suspected scam, safety issue, illegal content, abuse of the service or repeated harmful behaviour. Reports should be raised through a support ticket so communication, evidence and follow-up actions stay in one place.
8.1 Reporting abuse
If you see a suspicious advert, scam attempt, abusive message, fake account, rights infringement, unsafe offer or other misuse, open a support ticket from the Support Ticket page. Include the listing URL, user details if visible, screenshots, message dates, payment references if relevant and a short explanation of what happened.
8.2 Support tickets and response times
Support, abuse reports, moderation appeals, refund questions and privacy requests should be sent through the Support Ticket page. We aim to acknowledge support tickets within 2 working days. More urgent safety, fraud or legal issues may be prioritised, but the time needed for a full response or decision depends on the issue, evidence available and the checks required.
9. Intellectual property and AI-assisted features
You keep ownership of content you upload, but you grant SeekMe permission to host, display, copy, resize, publish and promote that content for operating and marketing the service. SeekMe may provide AI-assisted tools to help draft, improve, classify, translate, moderate or review listings, enquiries or support requests. AI output can be incomplete or inaccurate. You remain responsible for checking that any advert, message, price, description, category, legal statement or uploaded content is accurate, lawful and suitable before publishing or sending it.
9.1 Claims against SeekMe caused by your content
If a claim, complaint, cost, loss, investigation or demand is brought against SeekMe because of your advert, materials, listing subject matter, breach of these terms, infringement of third-party rights, unlawful content, misleading offer or failure to honour an offer you made, you may be responsible for the losses, costs and expenses that result, to the extent permitted by law.
10. Availability and changes
We aim to keep the service available, but we may change, suspend or withdraw features, categories, prices, listing rules, free services, paid services or access where needed for operational, legal, security, regulatory or commercial reasons.
11. Our liability
Nothing in these terms limits or excludes liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot legally be excluded or limited.
11.1 Liability for paid and free services
To the extent permitted by law, SeekMe is not responsible for user listings, user-to-user transactions, loss of profit, loss of business, loss of opportunity, loss of goodwill, indirect loss, consequential loss, failed enquiries, failed sales, failed hires, ranking changes, removed adverts, delayed publication, technical interruption or events outside our reasonable control. For a paid service, our total aggregate liability arising from or connected with that paid service is limited to the amount you paid to SeekMe for the specific service giving rise to the claim. For a free service, our financial liability is limited to zero.
12. Complaints, ADR and governing law
If you have a complaint about SeekMe, a paid service, moderation decision, refund decision, privacy request or support outcome, you should first contact us through the Support Ticket page. Some disputes may be eligible for alternative dispute resolution, mediation, an ombudsman or another external complaint scheme, depending on the type of dispute, the parties involved, the sector and the law that applies. SeekMe will tell you where we are required to provide ADR information, or where we agree to use a particular ADR or ombudsman process.
12.1 Law and courts
These general website terms are governed by the laws of England and Wales, unless mandatory consumer protection laws require otherwise. Where a dispute cannot be resolved through the support ticket process or any applicable ADR process, the courts of England and Wales will usually have jurisdiction, except where mandatory consumer rights give you the right to bring a claim in another UK jurisdiction or another court that cannot legally be excluded.
